To upgrade our new and existing properties, we have invested over $35 million to reduce energy consumption, increase operational efficiency and diminish our carbon footprint. We also work with our service providers, suppliers and tenants to pursue environmentally friendly practices.

The U.S. Environmental Protection Agency recognized Douglas Emmett as one of the first “ENERGY STAR® Leaders” for portfolio-wide energy performance.

More than 91% of our eligible office space qualified for ENERGY STAR Certification as of December 31, 2023. Meaning they perform in the top 25% of all buildings measured by the E.P.A.

Our Chairman, Dan Emmett

Our Chairman, Dan Emmett, founded and played active roles over many years in environmental organizations in California. In addition, Mr. Emmett served as Chair of the California Governor's Green Building Initiative, which led to the implementing Green Building Action Plan promoting energy efficient buildings, and as Co-Chair of the Real Estate Roundtable's Environmental and Energy Policy Committee. Mr. Emmett actively supports environmental education, research and policy programs at four major universities—Stanford, Harvard, Yale and UCLA. In 2012 he was awarded the Emerald Award for Visionary Leadership by the UCLA Institute of the Environment and Sustainability for his lifelong commitment to the environment.

Lighting Retrofitting

We achieve significant increases in energy efficiency by installing the latest generation of lighting fixtures, including highly efficient LED lighting.

Energy Management Systems

We upgrade, standardize and integrate our energy management systems company-wide to operate our buildings at optimal efficiency.

Window Tinting

New UV protective window tinting significantly lowers solar heat load and the cooling required for the comfort of our tenants.

Training

We pursue a proactive, ongoing program to train our engineering staff in the successful operation and assessment of our systems.

Cleaning Supplies and Equipment

Our janitorial service uses bio-degradable cleaning chemicals and products that meet the Green Seal Standard for Industrial and Institutional Cleaners.

Variable Frequency Drives

We install variable frequency drives (VFDs) in the motors for our mechanical equipment so they don't always have to run at full capacity.

Water Conservation

We save 33 million gallons of water each year with waterless urinals in our office portfolio. We also use the new 1.28 gallon per flush toilets.

CO Garage Sensors

We use CO sensors in parking structures to significantly reduce the need for running ventilation fan motors.

Benchmarking

By continually benchmarking our energy systems for variables such as occupancy and weather, we can monitor existing operations and evaluate new practices and equipment.

Recycling

We promote the collection and recycling of white paper, cardboard, bottles, cans, and plastic containers through partnerships with our waste haulers, janitorial providers and tenants, diverting more than 100 tons of waste annually from landfills. Our E-waste program lets tenants dispose of discarded electronic equipment in an environmentally friendly manner.
